Buying A Home:
If you are purchasing a home - we offer a very unique Client Rebate Program. Essentially, we will pay you up to 1/2% of the total sales price of the home!* Feel free to use the money to buy new appliances, cover moving expenses, or whatever else you would like. Selling A Home:
As an 'Independent Broker' who doesn't have to account for franchise fees, excessive overhead, non-productive agents, an overpaid staff, or any of the other problems that many 'Traditional Brokers' constantly battle - we are able to offer our professional services at very attractive rates. In addition, our rates are comprehensive and already include compensation to a Buyer's Agent at a rate that we feel will help keep your home competitive in every way. Also, we do not add any 'hidden' fees or 'transaction' charges that other Brokers may add at the closing. In fact, many brokers can add an extra $100 - $400 per transaction that you may not even know about until the closing. Our philosophy has always been one of full disclosure and 'no surprises'.
Total Commission Rate: 5.0%
(Includes 3.0% Compensation to the Buyer's Real Estate Agent)
In addition, we will REDUCE the Commission you pay (or provide you a 'Rebate' - depending upon your choice) should our company bring a purchaser that successfully purchases your home.
Commission Rate (In-House Deal): 4.5%

(*Rebate is available only to buyers who close escrow/proceed to final settlement with Michigan House Hunter, L.L.C. acting as their sole and exclusive agent in the purchase of real estate in Michigan. Occasionally, the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other additional incentive over and above the cooperating brokerage commission. Any such bonuses or other additional incentives are separate and apart from the cooperating brokerage commission actually received and buyer is not entitled to a rebate on any bonus or other additional incentive monies paid over and above the cooperative broker commission. For homes with a final sales price of $75,000.00 or less, the rebate is not applicable. The Rebate will be paid or credited to the party or parties named as the "buyer(s)" or "borrower(s)" on the HUD-1 Closing Statement or equivalent official closing statement. All buyers must sign a Buyer’s Representative Agreement and/or a Rebate Agreement before any rebate will be issued.
